    RESIDENTIAL BUILDING - NEW CONSTRUCTION (Multi-family) 

    Type of permit(s) applications: Building PermitAddress 
    Type of review: Plans are submitted for plan review.
    Length of review: Four (4) week minimum, initial plan review only.
    Submittal Requirements: See New Multi-Family Residence Submittal Requirement checklist  for accurate documentation requirements.
    Special Considerations: Project may fall into City of Gardens Review, Conditional Use Permit or Variance, Design Review, Condition or Mitigation Monitoring, or a Final Zoning Inspection, may be required.  Landmark District subject to review by the Historic Preservation Commission.  Information on protected trees in vicinity of proposed construction must be provided.

    RETAINING WALL (Up to 4 ft. high, non-hillside areas, no surcharge) 

    Type of permit(s) applications: Zoning Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: One (1) week.
    Submittal Requirements: Site plan and elevation showing location and height of retaining wall. Two (2) sets of drawings are required.
    Special Considerations: Final Zoning Inspection may be required.  Information on protected trees in vicinity of proposed retaining wall must be provided.

    RETAINING WALL (All other types) 

    Type of permit(s) applications: Building Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: Minimum two (2) weeks, initial plan review only.
    Submittal Requirements: Five (5) copies of plans OR three (3) copies + one (1) CD (pdf files).
    Special Considerations: Final Zoning Inspection may be required.  Information on protected trees in vicinity of proposed retaining wall must be provided.

    SEISMIC RETROFIT 

    Type of permit(s) applications: Building Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: Four (4) week minimum, initial plan review only.
    Submittal Requirements: Five (5) copies of plans OR three (3) copies + one (1) CD (pdf files).
    Special Considerations: Project may be subject to Historic Preservation or Design Review.

    SIGNS 

    Type of permit(s) applications: Building Permit 
    Type of review: May be done Over-the-Counter.  Otherwise, plans are to be submitted for plan review.
    Length of review: Same day if done Over-the-Counter. If submitted, the initial plan review may take two (2) to four (4) weeks minimum.
    Submittal Requirements: Two (2) copies of plans (& structural calculations if engineering required).  If required to be submitted, then five (5) copies of plans OR (3) copies + (1) CD (pdf files).
    Special Considerations: Project may require a Sign Exception or be subject to Design Review.  Conditional Use Permit or Variance, Final Zoning Inspection, may be required. Contact Zoning prior to Building & Safety's plan review.

    SOLAR (ROOF MOUNT) - RESIDENTIAL (UP TO 10 KW) 

    Type of permit(s) applications: Building Permit 
    Type of review: Over-the-Counter
    Length of review: Same day
    Submittal Requirements: Engineering is required to verify the adequacy of the existing roof framing. Obtain approval from Water & Power prior to submitting two (2) copies of plans & structural calculations for plan review.
    Special Considerations: Design Review may be required.

    SOLAR - COMMERCIAL & RESIDENTIAL (MORE THAN 10 KW) 

    Type of permit(s) applications: Building Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: Initial plan review may take two (2) to four (4) weeks minimum.
    Submittal Requirements: Engineering is required to verify the adequacy of the existing roof framing. Obtain approval from Water & Power prior to submitting five (5) copies of plans or three (3) copies + one (1) CD (pdf) files for plan review.
    Special Considerations: Design Review may be required.

    TENANT IMPROVEMENTS - FOOD SERVICES 

    Type of permit(s) applications: Building Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: Two (2) week minimum, initial plan review only.
    Submittal Requirements: See Tenant Improvement Submittal Requirement checklist for accurate documentation requirements.
    Special Considerations: Design Review or Condition Monitoring may be required.  If this is a new space, it will require the assignment of a new address

    TENANT IMPROVEMENT - OFFICE / RETAIL 

    Type of permit(s) applications: Building Permit 
    Type of review: Plans are submitted for plan review.
    Length of review: Two (2) week minimum, initial plan review only.
    Submittal Requirements: See Tenant Improvement Submittal Requirement checklist for accurate documentation requirements.
    Special Considerations: Design Review may be required. If this is a new space, it will require the assignment of a new address

    WALL - CMU BLOCK (More than 4 ft high) 

    Type of permit(s) applications: Building Permit 
    Type of review: Over-the-Counter
    Length of review: Same Day
    Submittal Requirements: Site plan showing location of wall. Two (2) copies of drawings are required.  Available for your use are our standards for Standard Concrete Masonry Block Wall and Standard Concrete Masonry Pilaster.  If applicable, please print out the Corner Yard Fence and Wall Heights Limits diagram
    Special Considerations: Variance or Final Zoning Inspection may be required. Landmark District and Design Review may also apply.  Information on protected trees in vicinity of proposed wall must be provided.

    WATER HEATER: Adding or Changing 

    Type of permit(s) applications: Plumbing Permit 
    Type of review: Over-the-Counter
    Length of review: Same day
    Submittal Requirements: If located outside, site plan showing location of water heater. Two (2) copies of drawings are required. For more information, refer to Water Heater - Standard and Water Heater - Tankless handouts.

    WINDOW REPLACEMENT

    Submittal Requirements: Provide a plan and complete the Window and Door Replacement worksheet, and submit two (2) copies for plan review.
    Special Considerations: Project may be subject to Historic Preservation Review and/or Design Review.
